Who has to file the TM30?

The owner, landlord or host who accommodates the foreigner — not the guest. It applies to long-term tenants and short-term guests alike.

How fast must it be filed?

Within 24 hours of the guest arriving at the property — for every arrival, including after the tenant returns from a trip abroad.

What do you need from me?

Copies of the owner and property documents (passport or ID, house book, title deed or lease) and the guest’s passport details with the arrival date.

I rent out through Thai Real — what does it cost me?

Owners renting through us have a lower TM30 rate, agreed in their Commission Agreement. Ask your agent.
