1 Who we are

Thai Real is a real estate agency based in the Hua Hin area of Thailand, operated by Czech Thai Co., Ltd. We work as an intermediary: we introduce prospective tenants and buyers to property owners, arrange viewings, and support the process through to handover. We are not, unless expressly stated in a separate written agreement, the owner, landlord or seller of the properties we list.

2 Our role as an intermediary

Any tenancy, lease or sale agreement is entered into directly between you and the property owner (or their authorised representative). Thai Real facilitates the introduction and the process but is not a party to that agreement and does not guarantee its performance by either side. Where we provide property management, we act on behalf of the owner under a separate management agreement.

3 Property information and listings

We take care to keep listing information accurate, but property particulars — including prices, availability, sizes, photographs, features and nearby-area details — are provided for general guidance only and are not an offer or a contract. They may change at any time without notice. You should verify all details that matter to you by inspection and, where appropriate, through your own professional advisers before entering into any agreement. In particular:

• Prices and availability may change and are subject to confirmation with the owner.
• Photographs, measurements and distances are approximate and indicative only.
• Currency conversions shown on the site are for guidance only; exchange rates may not be current.
• Location and maps: for privacy reasons, we do not publish the exact location of properties on the public site. Any area indication shows the general vicinity only; the precise location is confirmed with our agent.

4 Enquiries, viewings and our AI assistant

You may contact us and request viewings through our forms, messaging channels, or our AI assistant. Our AI assistant helps qualify enquiries, answer questions, suggest suitable properties and propose viewing times; a member of our team remains responsible for confirming bookings and completing any transaction. Viewing appointments are subject to availability and to confirmation by our team and the property owner. 5 Property sales and foreign ownership

Property purchases in Thailand are subject to Thai law, including restrictions on foreign ownership of land and the foreign-ownership quota for condominiums. Any information we provide about ownership structures, leasehold, taxes or the purchase process is general information, not legal or tax advice. Before buying, you should obtain independent legal and tax advice. We do not recommend or arrange nominee-shareholder structures intended to circumvent foreign land-ownership restrictions.

6 Property care, management and other services

Property care, management, business-setup, visa/administration and similar services are provided under the specific scope, fees and conditions agreed for each engagement. Where a separate service or management agreement exists, these Terms apply in addition to it and do not replace it.

7 Motorbike rental

Motorbike rental is offered by Thai Real under a separate rental contract signed at the time of hire, which sets out the deposit, rental period, insurance, rider requirements and the renter's responsibilities. That contract governs the rental; these Terms apply to your use of the Website.

8 Acceptable use of the Website

You agree not to misuse the Website. In particular, you must not scrape, harvest, copy or reuse our property listings or other content in bulk; attempt to gain unauthorised access to our systems; upload malicious code; or use the site in any way that is unlawful or that interferes with its operation or other users.

9 Intellectual property

All content on the Website — including text, images, logos, the Thai Real name and mark, page layouts and code — is owned by Czech Thai Co., Ltd. or used under licence, and is protected by copyright and trademark law. You may view and print content for your own personal, non-commercial use only. Any other copying, distribution, framing, mirroring or commercial use requires our prior written permission.

10 Third-party links

The Website may link to sites operated by others. We provide these links for convenience only and do not control or endorse those sites; we are not responsible for their content, accuracy or privacy practices.

11 Availability and disclaimers

We aim to keep the Website available and accurate, but we provide it "as is" and do not guarantee that it will be uninterrupted, error-free or free of viruses. To the maximum extent permitted by law, we are not responsible for any loss arising from reliance on Website content or from your use of, or inability to use, the Website.

12 Limitation of liability

To the maximum extent permitted by Thai law, our total liability arising from your use of the Website or of any service is limited to the amount you have paid to us for the relevant service. We are not liable for indirect or consequential losses, or for events beyond our reasonable control (force majeure), including the acts or omissions of property owners or other third parties.

13 Governing law and jurisdiction

These Terms are governed by the laws of the Kingdom of Thailand. Any dispute relating to the Website or these Terms will be subject to the jurisdiction of the courts of Hua Hin / Prachuap Khiri Khan Province, Thailand.

14 Changes to these Terms

We may update these Terms from time to time. The current version is always published on this page, with the effective date shown above.
