Understanding the Yellow House Book

The Yellow House Book (Tabien Baan Thor.Ror.13) is one of the most useful documents a long-term foreign resident can hold. Here is what it does — and what it does not do.

Not sure if you qualify?

Our team will review your visa status and housing contract and tell you honestly whether an application is worth filing.

What is the Yellow House Book (Tabien Baan Thor.Ror.13)?

It is an official residence registration document issued by your local Thai district office (Amphoe). It records a foreign resident's official address in the population register at a specific Thai property.

What are the key benefits of having one?

It gives you a permanent official proof of address, so you no longer need to repeatedly apply and pay for Immigration residence certificates. It also simplifies getting a Thai driving license, registering vehicles, opening bank accounts, setting up utilities, and applying for a Pink Foreigner ID card.

Does it prove property ownership or act as a visa?

No. The Yellow House Book is strictly proof of residence registration. It does not grant property ownership — that is proven solely by the Chanote title deed — and it does not grant or replace a Thai visa or residence permit.

What is the difference between the Blue and Yellow House Book?

The Blue House Book (Thor.Ror.14) is used for Thai nationals living at a property. The Yellow House Book (Thor.Ror.13) is specifically for foreign nationals residing in Thailand.
