  8. Reservation agreement & due diligence

    A 5% deposit locks in the buyer and starts due diligence.

    The buyer pays a 5% reservation deposit and the property comes off the market. It's not an extra fee — it's part of the price, deducted at closing. Signing also triggers full legal due diligence by a certified law firm: verifying clean title, true ownership, no mortgage or encumbrance, no pending court or bankruptcy cases, and zoning that permits the intended use.

  9. Signing the title deed

    Sign at the Land Office, hand over keys — the sale is closed.

    On a date you both agree, a final inspection confirms the property matches what was promised, then the deed is signed before a Thai notary at the Land Office — recording the full description, price, payment terms, handover date and any remaining liabilities. Keys are exchanged for the final payment, and the sale is officially complete.

After the sale

Your lawyer handles the closing paperwork, not you.

The paperwork doesn't fall on you. Your lawyer transfers the utility accounts out of your name, handles the transfer tax and the notary and land-registry fees, and settles the remaining administration. Once everything is finalised, the sale is complete — cleanly, transparently, and on your terms.
