Privacy Policy

Czech Thai Co., Ltd., operating as "Thai Real" ("we", "us", "our"), respects your privacy. This Privacy Policy explains what personal data we collect, why, how we protect it, and the rights you have. We handle personal data in line with the Thai Personal Data Protection Act B.E. 2562 (the "PDPA") and, where it applies, the EU General Data Protection Regulation (GDPR).
1 Who is responsible for your data

2 What personal data we collect
- Contact and enquiry details you provide through forms, chat, our AI assistant, email or messaging apps — such as your name, email address, phone number, and the content of your enquiry (property type, budget, dates, preferences).
- Viewing and transaction details — the properties you are interested in, viewing appointments, and correspondence relating to a rental, sale or service.
- Identification and documentation required later in a transaction or where Thai law requires it (for example for lease registration, tenancy reporting or a purchase). We ask for these only when needed.
- Website usage data collected automatically — such as pages viewed, approximate location, device and browser type, and referring website (see our Cookie Policy).
We do not intend to collect sensitive personal data (as defined by the PDPA) through the Website. Please do not send us such data unless we specifically ask for it and explain why.
3 Why we use your data and our legal basis
- To respond to your enquiry and provide our services — arranging viewings, introducing you to owners, and supporting rentals, sales, property care, and other services (performance of, or steps toward, a contract; our legitimate interest in running the agency).
- To communicate with you about your enquiry, appointment, property or engagement (contract / legitimate interest).
- To operate our AI assistant, which uses the information you provide in a conversation to understand your needs, suggest properties and propose viewings (legitimate interest; consent where required). A human team member handles confirmation and completion.
- To meet legal, tax and regulatory obligations in Thailand (legal obligation).
- To improve our website and, with your consent, send you relevant updates or marketing (consent). You can withdraw consent at any time.
Where we rely on your consent, we ask for it clearly (for example by an unticked checkbox on a form) and keep a record of it. Providing certain data is necessary for us to help you; if you choose not to provide it, we may not be able to deliver the relevant service.
5 International transfers
Our website and some of our tools are hosted or operated outside Thailand — in particular website and email hosting in the Czech Republic / EU, cloud, analytics and AI services provided by Google (which operate internationally, including data centres in Singapore used to generate contract documents), and the messaging platforms we use (Meta and LINE, which operate internationally). This means your personal data may be transferred to and stored in the EU or other countries. When we transfer personal data outside Thailand, we rely on the safeguards permitted under the PDPA (such as an adequate level of protection in the destination country, or appropriate contractual safeguards) and take reasonable steps to keep your data protected to the standard described in this Policy.
6 How long we keep your data
We keep personal data only as long as needed for the purposes above:
- Enquiries that do not proceed: up to 24 months, then deleted or anonymised.
- Rental, sale and service records: for the duration of the relationship and afterwards as required by Thai law.
- Identity documents (passport / ID scans) used to prepare a contract: kept only for as long as needed to prepare and finalise the document, and then automatically deleted from our working system within a few days. The signed contract itself is retained under the transaction and legal rules above.
- Accounting and tax records: for 10 years (Thai law requires a minimum of 5 years, with up to 10 years recommended for full tax and audit compliance).
- Marketing data: until you withdraw consent.
7 How we protect your data
We use appropriate technical and organisational measures — such as encrypted connections, access controls limited to authorised staff, and reputable cloud providers — to protect personal data against loss, misuse and unauthorised access. No transmission over the internet can be guaranteed completely secure, but we work to keep your data safe and to respond promptly if a problem occurs.
8 Your rights
Under the PDPA you have the right to: access your personal data and request a copy; correct inaccurate or incomplete data; request deletion; object to or request restriction of processing; request data portability; and withdraw consent at any time. To exercise any of these, contact us at info@thaireal.properties. We will respond within the timeframe required by law (in general, within 30 days). You also have the right to lodge a complaint with the Personal Data Protection Committee (PDPC) in Thailand.
9 Children
Our services are intended for adults. We do not knowingly collect personal data from anyone under 18. If you believe a minor has provided us data, please contact us and we will delete it.
10 Changes to this Policy
We may update this Privacy Policy from time to time. The current version, with its effective date, is always published on this page. Where changes are significant, we will take reasonable steps to notify you.
