When a property feels right, we make your offer. This is where you specify what's included — furniture, fittings, equipment — and any conditions, such as repairs before handover. We represent your interests directly to the seller. Realistic, reasonable terms make agreement smoother.
A trusted lawyer handles the legal side; we coordinate all of it.
We recommend an experienced lawyer from a reputable firm and coordinate the whole process alongside them, keeping every step clear in English. They verify your identity and source of funds, help you obtain a Thai tax ID, and open a local bank account for the purchase payments.
A 5% deposit takes the property off the market and starts due diligence.
A 5% reservation deposit is paid on signing. This isn't an extra fee — it's part of the purchase price, deducted at closing. Signing also triggers full legal due diligence: your lawyer confirms the property is debt-free and all documents are valid.
We confirm clean, verified ownership before you commit a baht.
Before any purchase, you need to know exactly what you're buying. Our legal team traces ownership back through the land registry and confirms: the seller is the true owner, the property carries no mortgage, lien or encumbrance, there are no pending court or bankruptcy cases, and the zoning allows what you intend to do.
Sign at the Land Office, exchange keys — the home is yours.
The final step, on a date agreed by both sides. A last inspection usually confirms the property is in the promised condition. The deed is then signed before a Thai notary at the Land Office — it records the full description, price, payment terms, handover date and any remaining seller liabilities. Keys are exchanged for the final payment, and the property is officially yours.
We handle the paperwork after signing, so you don't have to.
The process doesn't end at signing, and neither do we. Your lawyer transfers the water, electricity and utility accounts into your name, handles the transfer taxes and the notary and land-registry fees, and — if it wasn't done earlier — helps open your Thai bank account. Once everything is settled, the purchase is complete and your new home is fully yours to enjoy.
