Turn inland from the coast and the towns give way to fairways, gardens and houses with mountain views. Around Hua Hin the anchor is Black Mountain Golf Club, consistently rated among the best courses in Asia, with Hin Lek Fai and the western communities spreading out around it. The same landscape continues north: Palm Hills and Springfield sit between Hua Hin and Cha-Am, and beyond them lie the vineyards and open countryside toward Phetchaburi.

This is where families tend to end up. Hua Hin International School and other private schools are most convenient from exactly these inland zones, plots are bigger than in town, the evenings are cooler, and there is golf a short drive in almost any direction. You get considerably more house for the money than on the coast.

The trade-off is a real one: you need a car here. In exchange you get roughly ten to twenty minutes down to the beach and the malls, quiet gated streets, and the kind of space — for a garden, a pool, or a growing family — that the coast simply cannot match at the same price.
