We focus on providing a personalized service, understanding your unique goals and supporting you from the initial consultation to closing the sale.
Choosing the right sales contract is an important decision for you as a seller. An exclusive contract assigns the rights to sell to one agent/agency, which simplifies the process by making it easier to schedule property viewings and ensuring a more focused effort, along with consistent communication and a unified marketing strategy. You will need to have important documents related to your property ready (which we can of course help you with).
Pricing your property correctly is essential to a successful sale. At Thaireal, we are here to help you with this process. The ideal price takes into account the property’s location, size, condition, as well as current market trends and prices of similar properties in your area. We are experienced in evaluating these factors to determine a competitive price that reflects the true value of your property. We constantly monitor the market and adjust the price as needed, ensuring that your property is effectively presented to attract buyers.
Selling a property involves more than just putting it on the market. It involves careful preparation, including home staging, repairs and improvements. All of these play a significant role in the selling process. Home staging, which involves arranging furniture and decorations, highlights the best features of your property. Addressing repairs and maintenance shows that it is well-maintained. Improving the curb appeal of a property creates a strong first impression, and removing clutter makes the space more welcoming. Using professional photography will ensure that your property is presented in the best light, which will attract more interest. Understanding potential buyers is key throughout the process.
The key is to understand who your target buyers are – whether they are local families, international investors or holiday home seekers – and tailor your marketing strategy accordingly. High-quality photography, video and drone footage are essential to highlight the best features of your property, while virtual tours offer an engaging experience for buyers, whether they are local or from other parts of the world. We excel at creating personalized marketing plans that highlight the exceptional elements of your property. We effectively leverage social media and online platforms to increase visibility and attract the right buyers.
After attracting potential buyers with our effective marketing tools, property viewings are the next step, allowing them to experience your property in person with our assistance. Ensuring that the property is perfectly prepared, clean and aesthetically pleasing is key to creating a great and lasting impression. We collect feedback from each viewing, which will provide you with valuable insights and opinions from potential buyers. We also maintain ongoing contact with buyers and their agents to encourage interest and movement in the sales process. With us, you can be sure that property viewings will be organized efficiently. This not only improves the overall perception of your property, but also significantly increases the chance of a successful sale. We regularly inform you and provide feedback after each viewing, so that you are always involved in the sales process to the extent that you choose.
Receiving and negotiating offers is a crucial part of the process of selling your property. Once your property is on the market and potential buyers have viewed it, you will begin to receive offers. These offers may vary in terms of price, terms, and preferred closing date. It is important to carefully consider each offer – consider not only the price, but also the buyer’s readiness for financing and any specific conditions, such as mortgage approval or inspection requirements. In some cases, it may be necessary to negotiate and adjust aspects of the offer, such as price or closing date. If the offer is close to what you want but not quite ideal, you can submit a counteroffer with the changes you request. Once you receive an offer that fully meets your requirements, you can officially accept it. This is followed by the signing of the Reservation Agreement and Future Contract Agreement, which begins the process of closing the sale. However, be wary of low offers or buyers who do not yet have financing in place. Our team will help you evaluate each offer and guide you through the entire negotiation process to ensure everything runs smoothly. This stage requires a clear understanding of your goals, a willingness to negotiate, and careful consideration of each offer. Our goal is to ensure that you move towards a successful sale with confidence and peace of mind.
When you sign the reservation agreement, you will be required to pay a reservation deposit of 5% of the property price. This will reserve the property for you and "take it off the market". Please note that the deposit is not an additional fee; it is part of the purchase price and will be deducted from the total amount due at closing. This deposit also triggers a thorough legal due diligence process where your lawyer verifies that the property is free of debt and that all necessary documentation, such as licenses and registrations, is current and valid. It is important to note that if you as the buyer decide not to proceed after this point, the deposit is non-refundable. If the seller does not wish to proceed, they are required to compensate you double the deposit.at towards a successful sale with confidence and peace of mind.
The signing of the title deed is the final step in the sales process, scheduled for a date agreed upon by both parties – the buyer and the seller. Before the actual signing, a final inspection of the property is often carried out. This inspection is usually attended by agents, buyers and sometimes lawyers to ensure that the property is in the condition agreed upon and that there are no new problems. The actual signing of the title deed takes place in front of a Thai notary and is the official closing of the sale. The deed contains all the details of the property: its complete description, the agreed price, the method of payment, the date the property is handed over to the buyer, any maintenance issues, the current condition of the property and also situations where the seller may still be liable (e.g. hidden defects). Once the deed is signed, you or your lawyer will hand over the keys to the buyer in exchange for payment of the remaining amount for the property. From the moment of signing, the property officially becomes the property of the new owner. This process differs slightly from the procedure in the Czech Republic, especially when it comes to legal and notarial formalities.
We have a professional team of experienced lawyers and attorneys who can assist you with the following services:
search for titles and other relevant documents for the property
verify that the title deed is in order and that the seller is the current owner of the property
verify that the property is free of mortgages and other encumbrances
check if there are any pending cases in the local courts and the Central Bankruptcy Court regarding the property itself
check the zoning district where the property is located for any development restrictions
After selling your property in Thailand, there is a post-sale process. Your lawyer will do most of this work for you. He will transfer your name to the utility bills as the new owner of the property. He will also help with the taxes and fees associated with the transfer of the property. This includes the transfer tax and notary and land registry fees. These fees cover the legal services provided during the sale. Finally, you will pay your lawyer for his support and services throughout the process. This completes the purchase process and you can enjoy your new property to the fullest.
